9. ELECTRICAL:

1. FLOOR Systems:
Wood floor option (when specified instead of slab) is an "I" joist system at a minimum of 16" O.C., blocked over supports and 3/4" plywood subfloor and glue. This system is also used for two story homes. Girder post and vents are also included. Optional wood floor package based on level lot. 3/8" particle board underlayment also supplied for all vinyl areas in either single or two story homes.
2. WALL framing:
Materials for exterior walls are: 2x6 studs, 16" O.C. for all exterior and plumbing walls, and 2x4 studs, 16" O.C., for interior partitions. Plates are double top plates with single pressure treated bottom plate for the standard slab package. All openings are enclosed by two full length studs and two full length trimmers with headers at bearing walls. Metal strap bracing is provided where required. 2x4 plumb and align material is furnished for temporary bracing. Standard height walls are assembled at Endeavor plant.
3. SIDING AND TRIM:
Sidings per plan are 5/8" douglas fir premium T-1-11 resawn wood siding or 5/8" composite board with T-1-11 pattern and 1/2" masonite lap siding in a rough sawn textured finish. Homes substantially using lap siding may require shear paneling (3/8" CDX plywood or Thermoply). House wrap is provided on all homes. The exterior trim, fascia, and barges are select SPF resawn lumber. Exterior trim may be a 6/4 composite material.
4. ROOFS:
Roof systems are prefabricated trusses at 24" O.C. 1x4 and 2x4 bracing is provided. Roof pitches are 4:12 or greater. Roof sheathing is 1/2" CDX plywood with 1/2" CCX plywood overhang. Roofing material supplied is 30 year composition shingles with 15 pound underlayment felt. Steel roofing is also available and is a highly recommended option in the mountains. Nails, rain gutters, and flashing are also included. Porch soffits will be 1/2" composite material.
5. HARDWARE AND SHEET METAL ITEMS:
a. Foundation vents for garage and house.
b. Dryer vent.
c. Hardware ties where required.
d. Caulking necessary for windows - siding - sinks.
e. Nails necessary to frame and trim.
6. WINDOWS:
Several of our standard packages come with vinyl dual glazed low e windows. Windows are slider type complete with screens and sisalcraft flashing paper. Optional gridded and single hung windows are available.
7. STAIRS:
For two story homes stringer material is 2x12 douglas fir. Stair treads are 1-1/8" composite, beveled material. Risers are 1x8 douglas fir.
8. GARAGE DOORS:
Homes with garages are furnished with complete overhead steel sectional roll up garage door, 16'x 7', for two car units and 8' x 7' for single car units with hardware and garage jambs.
The electrical items needed to wire your home, such as 200 amp panel box, breakers, wires, receptacles, switches, face plates, stud and ceiling boxes and all other materials to complete the job, are included, according to the electrical plan.
10. DOORS, INTERIOR TRIM, AND BATH HARDWARE:
a. Prehung entry door, 3'0" x 1-3/4", raised panel, mortised and drilled. (Wood or steel doors are available.)
b. Knocked-down, hollow core, interior mahogany doors. (Raised panel Masonite doors are optional.)
c. Shelves, poles, hook packages, and sliding doors for closets.
d. Paint-grade casing for doors and stools for windows.
e. MDF baseboard for finished rooms.
f. Dead bolts for front doors.
g. Complete hardware for all doors.
h. Weather stripping and threshold for exterior doors.
i. Door stops.
j. One chrome shower rod, one chrome towel bar and paper holder per bathroom.
k. Stainless steel double sink for kitchen with cast iron optional.
11. INSULATION:
Insulation batts with vapor barrier attached are provided as follows:
R:19 - Wood Flooring; R:19 - Walls; R:30 - Ceiling. (R:21 and R:38 are available options.)
12. SHEETROCK:
1/2" drywall is furnished for all interior walls 5/8" type-X fiberglass reinforced wallboard is furnished for all ceilings and firewall between house and garage. Appropriate finishing materials, such as tape, metal corners (bullnose corners optional), Dri-Tite brand nails, premixed mud and topping are included.
13. PAINT:
Interior latex flat is provided for the interior walls, enamel undercoat and enamel paint are included for the kitchen and baths only. Also furnished is the paint for the exterior siding, overhang, and trim. Stain is provided to finish interior and exterior doors.
14. LIGHT FIXTURES:
Decorative light fixtures are provided as per plan. Also included is an approved wired smoke detector system, a front door bell and button, and exhaust fan for bathroom when required by code..
15. BATH FIXTURES:
Medicine cabinets, toilets, fiberglass shower and tubs, mirrors, Delta brand tub and sink faucets, and shower heads are included.
16. APPLIANCES:
a. General Electric Self-cleaning, free standing range (electric or gas).
b. Range hood.
c. General Electric "Potscrubber II" Dishwasher.
d. Insinkerator brand Garbage disposal.
e. Water heater - 40 gallon gas or 52 gallon electric. Island or drop-in self-cleaning ranges optional.
17. CABINETS:
*Each plan includes installed prefinished oak cabinets with formica countertops in the kitchen, bathrooms, and slip-in linen cabinets where noted. Cabinets come with melamine interiors. (All models come with cultured marbletops with formed sink in bathrooms.)
18. HEATING AND AIR CONDITIONING:
A custom designed heating and air conditioning system is provided which includes a heat pump or gas pack, ducts, registers, return air grill and thermostat; this is installed at no extra charge. Optional prices can be quoted for wall heaters and evaporative cooling systems. Extra costs may apply to comply with California energy codes in extreme climate zones.
19. FLOOR COVERINGS:
Carpet and 1/2" pad is furnished for all rooms except kitchen, entry and baths where vinyl is provided.
