The 1889 square foot Wellington model is our most modified home package with variations up to almost 5000 square feet. The master bedroom suite (right end of floor plan) is frequently rearranged with a vaulted ceiling and a bay "pop out" at the right end of the bath to accomodate a spa tub. The "Sierra" is a 4 bedroom modification of the Wellington with different style bay windows and optional roof dormers. The Wellington plan is frequently reversed ("flip flopped") by our drafting department computer whizzes.

Custom blueprints and modification costs start at .50 per square foot plus structural engineering, a bargain if you have priced architectural quality plans in California or Nevada lately, or if you have had to have "internet" plans redrawn and engineered to meet California seismic and energy codes! Our plans include CA and NV truss engineering and title 24 energy calculations. Please note that our drafting services are only available to our committed owner builder clients.

We have about ten different wellington blueprints in the Oakdale office so give us a call if you would like to take a look or get a ballpark price on your ideas; we keep an informal no sales pressure office environment because building your own home takes careful planning and can not be quickly "sold" to you.

Approximate outside dimensions are:
Garage; 22' X 22'. The garage can be easily expanded and/or moved to the side for a longer home profile.
"Nook" is approximately 12' wide X 11' deep. Bay window areas are easily enlarged.
Bedroom 1 is about 14' wide X 13' deep. Bedroom 2 is 14' wide X 13' deep (outside wall dimensions).
Master bedroom is about 17' wide X 14'-6" deep.
Living room is 20' wide. Our customers have removed walls in the living dining area and vaulted the ceiling to create an open, spacious feel. Stretching the living dining area wider is also a popular modification.

The overall house footprint block is 36' deep X 63' wide. With the garage considered it is 58' deep X 63' wide.
