Endeavor homes custom packages can be assembled from virtually any plan; there is no size limit.
1. Our "stock" plans. Almost everyone changes these; shrink, stretch, add a room, steepen the roof, take walls out, flip it front to back or side to side, add or enlarge a garage/shop, vault the ceiling, special siding, bay windows, dormers, etc. Stock plan prices are available by emailing us at:

2. Planbook or internet plans. Send us your favorite plan or an example for pricing! Your price will be quoted based on the estimated square footage as most planbooks do not give accurate dimensions.
3. Mail order or Web blueprints. Caution: Most of these do not meet California wind, earthquake (seismic), and energy standards, and most require redrafting and engineering. Send us a copy or email a PDF file or link for a ballpark kit estimate.
4. Competitor's plans: We saved one family about $10,000 total over a Sacramento area shell package company (and our quality is much better). We probably have a similar plan we can modify, send us an example.
5. Create a custom plan! Try to sketch it out with good dimensions for a cost estimate, especially the outside dimensions. Our drafting department will work with you to make it your dream home! Our custom drafting starts at $1.00 per square foot minimum and up, depending on the complexity of your plan.
Blueprint costs, subject to approval by our drafting department: Modifying a stock plan: $1.00 per square foot, $1000 minimum charge. Custom drafting $1.00 per sq. ft. (and up). Blueprint costs generally include California title 24 energy use calculations and truss engineering. Please call for a quote on Nevada plans.
Site specific engineering is required in almost all areas and is an additional cost, contact your building dept. for guidelines; from $1500 to $2500 is a good ballpark estimate, possibly more in snow country or on the coast. We will coordinate between drafting, engineering, and your building dept

California Energy Code Requirements: The latest energy code could add from $0 to $2000 (but not likely) to your base price depending on the North, South, East, or West orientation of your home and your "climate zone". These costs will not be conclusive until your blueprints and energy use calculations are complete so make sure that we include them in your budget printouts, especially if you intend to build in an extreme climate zone. Climate zone number can be obtained from your local building department.
Note: Emailed plans sometimes don't get through as we might not have the same CAD software as you.
