Our prices fluctuate with the lumber and building material markets and may change without notice, but, when we start your blueprints we give you Endeavor "price protection" for a reasonable plan production and construction period. Construction lenders love the Endeavor price guarantee!
Full package prices range from approximately $55 per square foot ("sq. ft.") for the larger models to approximately $60 for mostly smaller standard plans (Larger homes actually cost less per sq. ft. up to a certain size and amenity level). Custom designs will run somewhat more.
"Shell packages" cost 65% of the full package price. Garage space adds about $18.50/sq ft. Raised wood "silent" I-joist floor system about $5.00/sq. ft.(This is a nice option and floor insulation, subfloor, and mudsill are included. Side hill construction requires extra foundation and framing. For covered patio/carport add about $17.50/sq ft. Decking is owner supplied due to extreme price fluctuations but we can include a decking budget in your loan.( "Nex-Deck"/Trex at about $15.50, railings extra; or redwood is also available at about $one arm and $one leg),
Options include tile or metal roof, cedar siding, snow load, structural (earthquake) engineering (generally $1500 to $2000 depending on location), and custom drafting (about $1.00/sq. ft. and up).
Shipping is currently $9.50/mile (All 5 shipments included) one way distance from our Oroville CA plant to your site; this figure is subject to change at any time due to fluctuations in fuel costs.
Finally, don't forget the State of California (sales tax), structural engineering noted above (about 1.00/sq ft minimum), and any abnormal energy code requirements for your climate zone (from $0 to $2000).

When you have an idea about what you can afford, get with us for a phone estimating session; we have a great spreadsheet calculator which gives the going rate for labor and subcontractor costs. We simply enter what work you are going to do (ie: stand walls, nail on siding, wiring, insulate, set windows, nail on roof sheathing, nail on roofing, cut and nail mouldings, paint, supervision/contractor/write checks from the loan) and what you want to hire out (ie: septic system, foundation/cement, plumbing, drywall labor, roll trusses, install the provided carpet and vinyl, hang doors).
Remember, Endeavor homes has covered the big owner builder problem areas; we provide licensed contractor installation for cabinets, standard tops, and central heat and air. The walls are also pre-framed in numbered sections with an installation diagram for (normally) one day installation. The trusses are roof loaded.
